All too often I hear stories from real estate agents complaining about the quality of leads they are receiving online. Then when we get into the details about the leads, I hear something like this, “Well I check my leads every couple of days”. What? Would you wait 48 hours to return a potential homebuyers phone call? The answer should always be NO!
Most homebuyers today are a little more internet-savvy and when they submit a request for more information about a property on your website via email, they expect the same level of instant gratification that picking up a phone and calling an agent for more information about a property would produce. In today’s social and mobile world, internet leads should be responded to as quickly as possible and treated in the same manner as a call-in lead.
How can agents fix this problem?
Easy! If you work in an office with multiple agents, make sure you have someone who is assigned to handle all incoming internet leads just like you have someone who answers the phone. If you’re a single agent working for yourself, make sure that your contact form on your real estate website forwards your leads to your phone so you can respond as soon as possible. You may also want to get very text savvy because a lot of younger homebuyers would really prefer to receive updates and new listings sent straight to their phone rather than having in person meetings and phone calls.
